Winterizing a Shore House: Off-Season Monitoring That Works

By Chris Stefanov ·

A shore house that sits empty from fall to spring needs to tell you when something goes wrong. That means temperature and leak sensors that alert your phone, thermostats that hold a safe setback, hardwired cameras at the doors, and battery backup so the internet stays up through short outages. Izzo Network sets this up after a free walk-through.

Start with temperature and water

The expensive winter problems are a furnace that quits and a pipe that freezes or leaks. Temperature sensors and the thermostats can alert you when the house drops below a set point. Leak sensors go under sinks, by the water heater, near the washer, and in the lowest room, and they alert your phone when they get wet. You find out in minutes, not when you come back in April.

A setback, not a shutdown

An empty house still needs some heat. The thermostats hold a winter setback that keeps the pipes safe without heating the house like it's July. You can raise it from your phone a few hours before a weekend visit, and an arrival scene turns on the entry lights at the same time.

Cameras that don't need batteries

Battery cameras tend to die in the cold right when nobody is around to charge them. Every camera we install is hardwired, with one cable carrying power and video. They watch the doors and the driveway, and you can view them from your phone.

Keep the internet up

Remote alerts only work if the house is online. The modem, router, and network switch go on a battery backup in a labeled closet, above the ground floor when there's room. If the power is out for a long time, the system comes back up on its own when the power returns. This is self-monitoring that comes to your phone, not a central station.

Before you close the house

Check that every sensor reports in, the thermostats hold the setback, the cameras show on your phone, and someone local has a door code in case you need a hand. We walk through that list with you at the end of the install.

Questions

Can I get an alert if the heat goes out in my shore house?
Yes, as long as the house has internet. Temperature sensors and the thermostats can alert your phone when the house drops below the point you set.
Is this a monitored alarm service?
No. It's self-monitoring: the alerts come to your phone, and you decide who to call. We don't run a central station.
What temperature should an empty shore house hold?
That depends on the house, the insulation, and where the pipes run. We set the setback with you during the install, and you can change it from your phone at any time.
Are the cameras battery powered?
No. Every camera we install is hardwired, so cold weather and empty months don't drain anything.
When should I set this up?
Before the house closes for the season. Call (609) 415-0011, Mon–Fri 8am–6pm, for a free walk-through.
